Income Verification

The most important part of any screening process is ensuring the tenant has the means to pay the rent on time every month. We ask about income on the application, and then we ask for verification of that income. We want to see more than just a job; to qualify for our properties, we need to see a consistent source of income that adequately covers the monthly rental amount as well as other bills and payments the tenants may be responsible for.

Credit & Tenant Debt

Perfect credit is hard to come by, and while we don’t expect perfect credit scores, we do want to see responsible financial management in the tenants we place. Our qualifying rental criteria may include a credit score that serves as a threshold for who we will approve and deny, but we’re also digging a little deeper into the credit report to see how debt and payments are managed. We don’t want to see that there’s money owed to former landlords or utility accounts in collections, for example.

Evaluating Rental History

Well-qualified tenants have a positive rental history, with good references from current and former landlords. We use the screening process to place tenants who do not have prior evictions, are not involved in lawsuits with their landlords or buildings, and who can demonstrate a steady, reliable history with rental homes.
